The Assessor and Board are separate
The Assessor is the first review opportunity. The Board of Review is a separate second review. Filing or pre-filing at the Board does not retroactively preserve a missed Assessor filing.
Can I file late with the Assessor?
The Assessor's 2026 rules describe township closing dates as hard deadlines and state that late appeals or supporting documents are not accepted except for documented Assessor-system error. A misunderstanding about the deadline is not the same thing as a system error.
What can still be available?
- Board of Review: check whether the township's Board window is open or whether non-attorney pre-filing is available.
- Property-record correction: factual property-characteristic corrections can follow different procedures from a valuation appeal.
- Future annual appeal: Cook County generally allows assessment appeals in non-reassessment years when the township opens.
